Do I really need an inspection on a brand-new home?

Absolutely. New construction homes are not immune to defects — in fact, they often have more issues than resale homes because of the speed at which they're built. Builder inspectors work for the builder, not for you. An independent inspection is the only way to get an unbiased assessment of what you're buying.

When should I schedule a new construction inspection?

Schedule your final inspection after the builder's certificate of occupancy is issued but before your final walkthrough and closing. For phase inspections, timing depends on your build stage — we recommend contacting us as early as possible so we can plan around your construction schedule.

How long does an inspection take?

A full new construction inspection typically takes 3–4 hours depending on the size and complexity of the home. Phase inspections are shorter — usually 1–2 hours. You'll receive your written report the same day.

Can I be present during the inspection?

Yes, and we encourage it. Being on-site lets you see issues firsthand and ask questions in real time. Many clients find this the most valuable part of the process — you leave with a clear understanding of your home's condition.

Will the builder allow a third-party inspector on site?

In most cases, yes. Builders are generally required to allow independent inspections, especially before closing. If a builder refuses access, that itself is a significant red flag. We can advise you on your rights and how to handle pushback.

What happens if the inspection finds issues?

My builder says their own inspectors already checked everything. Is that enough?

Builder inspectors are employed by — and accountable to — the builder. Their job is to ensure the home meets minimum code, not to advocate for your interests. An independent inspection is a completely different service with a completely different obligation: to you.
